
Thus far, there are about 60 families living here.
I am an inhabitant of Southern Oaks, and have been for a little over a year.
I bought my house new and ran into nothing but problems with it. Faulty appliances and piping, poor insulation which causes my pipes to freeze when it's cold and a leaky window right in front of the house.
Buried (or rather covered) by dirt right next to the garage were pieces of wood simply discarded; that is, wood with rusty nails lodged through them.
The HOA fees aren't awful but you get what you pay for. You'll get a dingy pool that's still in the process of being built that's 1/5th the size of pools in every other new neighborhood close by. You'll get promises of a fitness center planned to be done by Summer, until they scrap that idea so really you have no clue when the fitness center is coming.
When I let them know the abundance of problems I had with the house, each time they happened I was essentially told I was on my own and that I should hire someone to fix them, that their faulty building was no longer their problem.
It honestly seems like the people who built my house were drunk and had about as much experience with carpentry as I do (none).
This is a public service announcement: Don't even consider Southern Oaks if you're looking for a new home.

What is your warranty? Surely they had at least a year... Perhaps a lawyer would help you out...
There was a year, so the warranty is long gone now.
Aside from the problems with the house I'm severely disappointed with the effort put forth in building the pool and the fitness center and the neighborhood's seemingly lackadaisical attitude with the community as a whole.
Wow, I live in a Centex development and they put me under a five year warranty. The screws/nails are a problem for everyone. Now you know, but before you move in, you should make them do a sweep even on the roof... for screws/nails. Have you reported a problem before the 1 year mark? Also they should want to make you happy, as you represent them in your home. Maybe you could come to a happy meeting place... I did say maybe.
Some of the problems came before the one year mark and some (specifically the leaking window in the front of the house) came after but it was never noticed since in the year I lived here there wasn't a strong and windy enough rainstorm like the one that came just recently.
Aside from POA fees I owe no money on the house, so maybe that's why they could care less as to whether I am happy here or not? I don't know...
I just for real want everyone to know this is an awful place to live if you're looking for a neighborhood run by competent people.
Well, I think if you ever want to re-sell the property... you want people to walk into the neighborhood feeling good. And that is the part where you and Southern Oaks both want the same thing. That is to be able to sell your home, or their other homes, not have people running away from the site. If you can document what is wrong and present it to a lawyer, and Southern Oaks... I think they would change their thinking.
